Property Management: the art of anticipation in all aspects of residential life

As Le Corbusier said: «The house must be the case of life, the machine of happiness». This concept is very clear in Property Management services, given that it involves the rental management of the client’s properties and their tenants. Below, we explain everything that this service covers, as well as its diverse and infinite functions.

Property Management services consist of managing the rental of a client’s properties, as well as managing their tenants. It covers everything that residential life entails, providing the client with the luxury of time and, of course,  peace of mind. It could be said that it is a service in which the art of anticipation is required, because it is important to meet the client’s needs even before they are even aware of them; to offer a 5 * service, take care of the suppliers and coordinate the property maintenance.

 

Each aspect of Property Management can become a challenging mission. There  are infinite tasks that are the responsibility of a Property Manager, such as:  Preparing an inventory of the apartment and attaching it to the rental contract before the tenants arrive; keeping in contact with the tenants; decorating and preparing the residence to improve its «rentability»; providing a welcome service and coordinating the cleaning team, and even working closely with lawyers.

 

These are just a few examples of management. However, there is a wide range of sophisticated tasks… From preparing the property by «depersonalizing» and inventorying it, to custodianship, maintenance and lifestyle management. Everything to favor a stay of true silent luxury for both tenants and owners, whether a private individual, a family office or investors.

These services are unique in the market, offered by a first-class team of butlers, housekeepers, facilities managers, concierges and housekeepers trained for this purpose, and increase the value of the property by as much as 10%.

 

That’s right… The actions of Property Management are almost unlimited, since the final objective is none other than to save the client’s time so that he can use his great value in what he wants, needs and chooses. Saving time will always be the right decision 😉.

Property Management: el arte de la anticipación en todos los aspectos de la vida residencial

 

Como dijo Le Corbusier: “La casa debe ser el estuche de la vida, la máquina de felicidad. Y el servicio de Property Management tiene muy clara esa premisa, pues se trata de la gestión del alquiler de las propiedades del cliente y de sus inquilinos. A continuación, te explicamos todo lo que abarca esta prestación y sus diversas e incontables funciones.

El servicio de Property Management consiste en gestionar el alquiler de las propiedades de un cliente, y también, de sus inquilinos. Contempla todo lo que conlleva la vida residencial, proporcionándoles el lujo de poder disponer de su tiempo, y por supuesto, de su tranquilidad. Se podría decir que es una asistencia donde se practica el arte de la anticipación, pues su cometido es satisfacer las necesidades del cliente incluso antes de que éste sea consciente de que las requiere; ofrecer un servicio de hotel 5 *, encargarse de los suministros

 

Por ello, cada función de Property Management es una misión. Y pueden ser innumerables todas las acciones que recaen en esta figura, como por ejemplo: antes de que lleguen los inquilinos, preparar un inventario con los elementos del apartamento adjuntándolos al contrato de alquiler; permanecer en contacto con los inquilinos; decorar y poner a punto la residencia para mejorar su ‘alquilabilidad’; servicio de bienvenida y disposición de un equipo de limpieza; e incluso la coordinación con abogados para el contrato de alquiler.

Estos que hemos relatado son sólo meros ejemplos de gestión. No obstante, existe un gran abanico de tareas sofisticadas… Desde preparar la propiedad «despersonalizándola» e inventariando, la custodia, el mantenimiento y la gestión de estilo de vida. Todo para favorecer una estancia de auténtico lujo silencioso tanto para los inquilinos como para los propietarios, ya sea un particular, un family office o inversionistas.
Son servicios únicos en el mercado, ofrecidos por un equipo de primera de mayordomos, gobernantas, facilities manager, concierge y housekeepers formados para ello y revalorizan la propiedad en un porcentaje que puede alcanzar el 10%.

Así es… Son casi ilimitadas las acciones de Property Management, pues el objetivo final no es otro que hacerle ahorrar su tiempo al cliente para que con ello disponga de su gran valor en lo que desee, necesite y elija. Aprovechar tiempo siempre será la decisión correcta. 😉
